Everyone obviously intends to make the best possible deal for themselves, however it is essential to take into consideration that in addition to the official and statistical numbers from which an official assessment is made, the market value of a given property or business is stipulated in accordance with the law of supply and demand, that is, if a property has a market value of 200.000€, it is not impossible but it will certainly be very difficult, for the owner to be able to sell it for 280.000€ or for the buyer to be able to acquire for 120.000€.

In addition to the real estate market value (in the example 200.000€) if there are interested in offering 300.000€ for the property, it is obviously standardized that this is the current market value, however this does not mean that the property has the real value of €300.000€. Just like in the same example (of 200.000€) if all offers are around 100.000€ this also does not mean that the property only has that value but if this is effectively what is offered by all those interested in the purchase, it is difficult to will be able to do the deal for the 200.000€ market value initially stipulated.
